The new Parking Garage and Bus Maintenance & Operation Facility was constructed on eight acres of the 33-acre Division 13 Downtown Los Angeles maintenance and operation campus across the street from the LA Metro Headquarter building. The facility consists of a new 442,265 sq. ft., three-level parking garage designed to accommodate a fleet of 200 CGN buses and vehicles; an attached 21,000 sq. ft., two-level, operations and transportation building to house 329 employees; a 71,000 sq. ft. maintenance building with 19 service and vehicle equipment maintenance bays; and
included 275,000-gallon storm water retention tank for pollution prevention and reuse for landscape irrigation.

This state-of-the art facility has received a LEEDS NC Gold certification for its innovative design incorporating sustainable water and energy conservation features. MARRS provided project and construction management services, including resident engineering, inspection, contract administration, schedule review, change order estimation and negotiations and claims management, and construction contract close out services. We prepared cost estimates and bid proposals for the design-build work element for photovoltaic panels for power generation. MARRS monitored work for compliance with the construction schedule, reviewed plans and specifications in preparation for underground utility work, and coordinated technical reports for LEED certification. MARRS prepared maintenance, testing and inspection requirements and coordinated the LA Metro’s acceptance and certificate of occupancy. MARRS provided environmental and sustainability innovation for this project. LA Metro benefited from MARRS’ ability to match staff utilization with LA Metro’s workload, leading to less dedication of LA Metro staff on a full-time basis and tremendous overall cost savings for LA Metro.
